Man, I wish I was sleeping it off. Although I did get a nap today. Since I work in a bakery, this is our busiest time of year. Been putting in 10 hour days. Now we get to turn around and get ready for Christmas. We'll stay busy until then as people have lots of Christmas parties. After Christmas though, it'll slow down to a crawl

or pay property taxes and buy Christmas presents!!!!!! We have an acre of land, plus we kept my parents house after they died. But hopefully, we are in the process of selling the house

With things the way they are ,You may want to think about renting it out for the extra income.If that is what you do ,be real careful to whom you rent it out to...

If you need the money and have good credit. Borrow al;l you can on the house at the low interest you can get and put it in the bank and rent the house and use the money to pay the loan and you will be wayahead in the long run instead f selling too cheap. You can always ell it later and pay off the loan in the ma=eaqn time it gives you money and a income to pay the loan and a write off for the interes and repairs! get a goo tenant

Sore subject there. We rented it to my daughter for about 3 years. Didn't get much rent money. We painted it and fixed it up before they moved in. They knocked holes in the walls, kids colored on walls, stained carpet, I could go on and on. After she got her divorce, as ya'll know, she moved in here. Well , then my neice wanted to rent it and said she would get a loan next February to buy it. We told them it was in bad shape. She said that was ok as her husband is in construction. So they took possision in September. Went in and ripped out walls, and all kinds of stuff to fix it up. Then they stopped. She tried to go ahead and get the loan. Said she can't get it until tax time as her husband is contract labor, and it is hard to get a loan. Well, since September we have gotten $200 rent, and have a torn up house!!!!!!!! No, they haven't even moved in yet!!! They better get that loan in February!!! Else, we have a big old mess for a house!!! Her grandfather is rich, so, hopefully, if she doesn't get the loan, he will help her. We did give her a very good price on the house. We are really worried about this. We'll just see what happens after the new year.

I guess its better not to rent to relatives if you want friendly relatives. That does not always hold true! keeping a house that is paid for is just like having 40 thousand dollars and not interest. When interest is low borrow the max never put down a big down payment!@ Keep you extra money to fall back on or to purchase a good buy when you see t. Rental property takes too long to make money that is wh you get a loan on the house then rent it and get everything in writting! When you do renters favors you usually get the shaft. I found that out when i was young and rented my home and did not get any rent for 8 months and had to throw them out!

Never rent to family or friends. Always rent with a contract. Always collect 1st months rent plus a equal security deposit.(NOT 1st and Last Months rent) Always collect rent between the 1st and 3rd day of each month.DO NOT LISTEN TO SOB STORIES . RENT NOT PAID BY 5th day START EVICTION PROCESS. SECURITY DEPOSIT NOT RETORNED UNTILL FINAL INSPECTION. Have clear photos of the condition of the property and have renter date and sign when the contract is signed...Rember the RULE OF THUMB>>>You need to be 10% smarter than what you are working with<<<<< Good Luck...
